How mortgage payments are calculated
For principal P, monthly interest rate r and n monthly payments, the fixed payment is P × r / (1 − (1 + r)−n). At zero interest, payment is P / n. This estimate uses monthly compounding, cent rounding and an adjusted final payment.

Down payment, interest and amortization
A larger down payment reduces the loan principal. A longer term usually reduces the monthly loan payment but increases total interest. The schedule shows each payment split between interest and principal, including extra principal.
Taxes, insurance and PMI

Does down payment reduce monthly payment?
Yes, with the same interest rate and term, borrowing less reduces principal and interest payments.
How do extra payments save interest?
Extra principal reduces the balance used for subsequent monthly interest calculations. Lender rules and prepayment charges are not modeled.
Are property taxes included?
Only the amount you enter. The calculator does not retrieve location-specific tax data.
